Why styling your home for sale matters.
The world is moving faster and so are your buyers.
Todays buyers make decisions quickly. Before they even step through the door they would have already seen your property online, formed an impression and possibly even made a decision.
This is where we can make a difference.
You only get one chance to make a first impression.
When buyers walk through your front door they want to feel. Feel that the property is warm, inviting and somewhere they could imagine themsleves living. We help create that feeling by creating a space that is considered, welcoming and flows. Every room is styled with purpose, highlighting features and creating spaces that force buyers to consider the possibilities.
Selling the Dream
Buyers aren’t just looking at the walls and floors, they are imagining how they would live in this space. Sunday mornings on the balcony or evenings entertaining friends in the backyard. Spaces where their kids can grow or a space just for them. When buyers connect emotionally with a property they will most likely remember it.
Our goal is to make buyers feel a connection when they walk through the door. Sure, images online can create a connection, but if those images don’t translate in to real life, buyers can immediately switch off. We help to create that connection with soft furnishings, colours, textures, artwork and accessories. Carefully selected peices that all work together to create a story or an atmosphere that feels welcoming and considered.
Layout.
Just by looking at this floorplan,
How much space do you have for your sofa, will it impede the flow from the dining to the kitchen to the balcony?
Should the dining table be round, square, oval or rectangle?
How many occasional chairs can we use? Is there even space for chairs?
Should we create an extra bedroom or an extra living space?
We will always work with our clients requests while offering guidance and advice when necessary. For this particular property it was important that the MPR remained a versatile space. Able to function as ether a living area or an additional bedroom depending on the owners needs.
Considerations.
The design and layout of this apartment was tricky. Angled walls, small spaces and stunning views, mean careful furniture selections.
Round tables with dining chairs that can tuck under, modular sofas that can be changed and moved around to suit - with a low back so it doesn’t block the view.
Making sure there is enough seating for the number of people that could occupy this space.
A calm and inviting space that makes you feel warm and welcome.
Is styling better than selling an empty home?
Have you ever walked in to an empty room and thought what am I supposed to do here? You are not alone.
Without furntiure it is difficult to judge proportions. Buyers have questions we will try to answer before they need to ask them.
Can I fit that super king size bed I have always dreamed of having?
What about the oversized plush sofa I saw while I was out shopping?
Empty rooms don’t sell the dream. Professional styling takes the guesswok out of the equation. Real furniture provides a point of reference to establish scale and define spaces.
Every property is different and styling is not a ‘one size fits all’ solution. Most properties will have a hero feature that should be highlighted, the trick is knowng how to make that happen.
This could be the high ceilings or the architectural details around the home.
The opposite can also be true where you need to blend a feature of the home that you feel stands out too much.
Clever furniture layout can draw your eye towards or away from those features and create a flow through your home.
Is professional styling worth it?
Styling is not a magic wand, we can’t guraantee the sale price - but the right presentation of a home can influence how buyers see a property and can help understand its potential. Presentation makes a difference which can be true for anything -
Applying for jobs - how you present your resume or what you wear to an interview. You would make an effort to stand out and give yourself the best chance possible.
Selling a car - you would give it a detail, park it on an angle and get some nice images at sunset showing off your newly polished rims.
First date - First impressions count people!
Professional styling takes the pressure off you and you get an experianced team who understands scale, space, design and how to present a property to its best advantage.
So, is it worth it?
100% yes.
